FREQUENTLY ASKED QUESTIONS

Is the property available and what is the rental cost?
We publish a calendar and rate chart for all of our vacation rental properties on each individual property page.  We keep the calendar up to date in real time, so what you see on our site is what is available at that time.  We do occasionally receive cancellations so feel free to check back at a later time if your original dates are not available.

What are the payment terms?
We require 50% of the rental rate as a down payment to reserve your dates.  The remaining 50% plus a refundable $250 security deposit are due 30 days prior to your arrival. If your arrival is in less than 30 days at the time you are booking your stay, full payment is due at the time of booking.

Are your published rates all-inclusive or do I need to pay more taxes and fees?
The rates you see on this site already include all taxes and cleaning fees.  However, they do not include the $250 security deposit and the $50 pet fee (if applicable).

When do I get my security deposit refund?
Your security deposit will be refunded within 7 days of your departure, provided there is no damage to the premises.

Can I smoke inside your property?
No.  Smoking is strictly prohibited at all of our properties.  Any guest not adhering to the no-smoking policy will forfeit the full $250 security deposit.

What is your cancellation policy?
If you need to cancel your reservation, you will receive a full refund as long as the reservation is canceled at least 30 days prior to arrival.  Cancellations that take place less than 30 days prior to arrival will forfeit the full payment.

What is your refund policy?
We cannot guarantee against mechanical failure of any appliances, heating, AC, TV, receivers, pools, hot tubs, etc.  Please report any inoperative equipment and we will make every reasonable effort to repair it quickly and efficiently. No refunds will be given due to failure of appliances or equipment.

What time is check-in and check-out?
Check-in time is at 3pm and check-out time is promptly at 10am.  We need this time to make sure the property is fully cleaned and setup for our next guest.

How old do I have to be to book a property?
You must be 21 or over to reserve your stay.  Guests under 21 must be accompanied by an adult guardian or parent.

Do you allow pets?
If you are planning on bringing your pet please contact us before you reserve your dates to get approval.  We allow most well-behaved dogs and cats at all of our properties except for 624 18th Ave. N., Rear Cottage (we do not allow any pets at this property).  There is an extra $50 pet fee that will be added on to your rental cost for all approved pets.

What amenities are included at the property?
All of our properties include the basic necessities, including: towels, linens, toilet paper, dishes, utensils, pots, pans, etc.  In addition, we offer free wireless internet, cable television, air conditioning, washer and dryer at each of our rentals.  Please check the individual property page to see the specific amenities available for each rental.  Please note that meals/food and daily maid service are not included.

What do I need to do before I check-out?
Before checking out please make sure to take out all trash, wash any dishes or utensils that you used, remove all food and beverages from the refrigerator and lock all of the windows and doors.  Please return the keys to the provided lock-box and hang on the door.  The towels and linens do not need to be washed and the beds do not need to be made.

One of the electronic components in the house is not working... what do I do?

Some of the electronic equipment including the modem, router, cable box, TV, etc. need to be reset periodically.  If you are having an issue please unplug the unit and wait 15 seconds before plugging it back in.  Please make sure that all connections are tight and the inputs are correct.  If none of this solves your issue please contact us and we will do our best to fix the problem in a timely manner.

How do I gain access to the house when I arrive?
Once you have made the reservation and the payment is processed we will email you detailed arrival instructions which include all of the necessary information. If you do not receive this information after you book please contact us.
